New homes work differently from resale. Here are the questions I hear most — answered straight.

Nothing. My commission is paid entirely by the builder. You receive full expert representation at zero cost to you — this is standard for all new home purchases I handle in Calgary.
Yes. Most Calgary builders welcome buyer agents. The key is registering with your agent on or before your first visit — which is why contacting me before you walk into any show home is important.
Entirely different process. Builder contracts aren't MLS agreements. Deposits are staged. Possession dates can shift. Upgrade decisions happen at a fixed point and can't be changed later. A specialist means none of this catches you off guard.
